Renting a premises for wrestling training

I'm wondering if anyone has had any experience in renting a premises specifically for wrestling training, and what their experiences were of the process.

I know that renting a unit would require more than "I want to run a wrestling company" up front - possibly a business plan and proof of funding, and that it's probably not worthwhile if said school was only open for a few hours a week.

In this case it's up in the North East.
